  • Licence
    A personal permission to enter or use land that does not confer any proprietary interest in the land
  • Bare licence

    A licence that is granted gratuitously and is revocable at will by the licensor
  • Contractual licence
    A licence that is granted pursuant to a contract and may be irrevocable for the duration of the contract
  • Licence coupled with an interest
    A licence that is granted in connection with the transfer of a proprietary interest in the land and is irrevocable for the duration of that interest
  • Licensor
    The person who grants a licence to enter or use land
  • Licensee
    The person who is granted a licence to enter or use land
  • Revocability
    The principle that a licence is generally revocable at will by the licensor, subject to any contractual or other restrictions
  • Exclusive possession
    The right to exclude others, including the landowner, from the land, which is a hallmark of a lease as opposed to a licence
  • Estoppel licence

    A type of proprietary estoppel that arises where the licensee is granted a temporary right to use or occupy the land in reliance on the licensor's representation
  • Implied licence
    A licence that is implied by law or the circumstances, such as the implied licence of a visitor to enter premises for lawful purposes
  • Contractual remedies
    The remedies available to a licensee for breach of a contractual licence, such as damages or specific performance
  • Tort remedies
    The remedies available to a licensee in tort for interference with their rights under the licence, such as trespass or nuisance
  • Statutory protection
    The protection afforded to certain licensees by statute, such as the protection of occupiers under the Rent Acts or the Housing Act 1988
  • Licence fee
    The payment made by the licensee to the licensor in exchange for the grant of the licence
  • Termination
    The process by which a licence comes to an end, either by revocation, expiration, or operation of law
  • Assignment
    The transfer of a contractual licence to a third party, which is generally prohibited without the licensor's consent
