    • Completion of design prior to selection of contractor
    • Sequential activities of design, bidding and construction
    • Different specialists (e.g. architects, quantity surveyors, etc.) are appointed separately and at different times
    • Assumes accuracy of bill of quantities (BoQ)
    • Contractor selection is by competitive tender: mainly price only consideration
    • Less suitable for fast track
  • Design & Build (D&B) is also known as 'Design-construct', 'single responsibility' or 'integrated' approach
  • Design & Build (D&B)

    • Overlap of design and construction, so fast-track
    • One entity performs both Design (Architectural / engineering), and Construction under one single contract
    • Design is in competition
    • Construction expertise > input in design
  • Novation
A process of transferring design risks, where Client prepares an outline design, which may vary between 20% & 80%, with or without the help of external consultant; D&B contractor is then selected, who legally assumes the risks of outline design

    • May take responsibility for arranging procurement, contracts, managing bidding phase of works contract, appointing consultant and/or contractor
    • Little risk to Construction Manager: as client contracts with contractor, client bears risks associated with works contract
  • Management Contracting (MC)
    • Responsible for planning, management & coordination of construction
    • Sub-contracts work in usual manner
    • Risks to client are reduced
  • Design and Management (DM)

    • Early involvement of contractors/subcontractors in Design-Documentation
    • Architectural / Designer knowledge /perception is interacted with construction
    • CM to deliver project with GMP (Guaranteed Maximum Price)
    • a stake in 'project development'
