  • GENERAL CONTRACTOR=a person or organization that contracts directly with an owner to manage and supervise a construction project including the work performed by the subcontractors
  • SUB CONTRACTOR=a person or organization that contracts with a general contractor to provide portion of the work on a construction project
  • PRIME/PRINCIPAL CONTRACTOR=main contractor of a certain primary work and specialty trade contractors such as electrical and mechanical contractors who performs a substantial amount of the work required for building
  • DESIGN BUILD CONTRACTOR=sometimes the owner may use the design-build method and award a contract to a person or an organization for both the design and construction of a building.

  • TURN KEY CLIENT=is interchangeable with the design/build while client in concept and both are based on a complete project being turned to the owner by a single entity that is responsible in designing and constructing the project.
  • DESIGN BUILT CLIENT=designers/builders offer to design and construct a facility for a fixed lump-sum price and they bid competitively to provide this service or provide free design services prior to commitment to the project and as a basis for negotiation .
