• Definition: Any physical change made on a building/structure to increase its value, utility, and/or to improve its aesthetic quality
• According to the National Building Code, the maximum cost of a traditional family dwelling is PHP15,000
• Repairs of load-bearing partition walls require a building permit
• The person tasked with enforcing the National Building Code in their jurisdiction and issuing, denying, suspending, or revoking building permits is the Building Official
• Exempt from fees are single family dwellings made of native materials, costing PHP15,000 or less

• According to Article 1723 of the Civil Code, the architect or engineer who drew up the plans shall be held liable if a building collapses due to defects in the plans
• Before using or occupying a completed building, a Certificate of occupancy must be issued first
• The Building Code requires the owner to hire a full-time inspector for the construction, who must be a licensed architect or civil engineer
• Addition refers to any new construction which increases the height or area of an existing building
• Type V construction is four-hour fire-resistive throughout
